ZIMA finalizes
second major project in Vienna

Vienna, December 14, 2023 - Almost exactly two years after the official ground-breaking ceremony, the ZIMA Vienna team was able to hand over the apartments of the new Attemsgarten construction project in the 22nd district to the happy new owners on schedule. A three-part building ensemble with 240 residential units has been created on a total usable area of around 16,000 m², of which only 20 are currently still available. The concept of the new building is characterized by greenery: In addition to plant troughs on balconies and terraces, roof gardens for urban gardening have been realized. ZIMA Vienna has invested around 100 million euros in the project.


Donaustadt has gained a new, sustainable residential quarter with the recently completed Attemsgarten. Three buildings with five to nine storeys and a total of 240 residential units have been created. "After successfully completing our first project in Vienna on schedule with the 'Kirschblüte' in 2021, we can now celebrate another milestone for ZIMA Vienna with the completion of Attemsgarten. We are proud that we were able to hand over the condominiums to our customers on time and that we were able to further strengthen their trust in ZIMA Vienna as a property developer," says Thomas Thaler, Site Manager ZIMA Vienna.

Plant troughs, urban gardening and co.
Where there used to be a nursery, greenery will once again play a major role. The pre-installed plant troughs on all balconies and terraces, the extended Schrickpark in front of the new building and the roof gardens for urban gardening all contribute to this. The roof gardens can be used individually by residents in future and are intended to be a charming meeting place for the building community. To ensure that the planting can get off to a good start, a sociologist will accompany the interested gardeners as they sow the seeds. Another highlight available to all residents of the Attemsgarten is the 100 m² fitness and yoga area.

Awarded with klimaaktiv Gold
The Attemsgarten was awarded klimaaktiv Gold. The reasons for this include the photovoltaic systems along with the roof gardens, the more than 600 bicycle parking spaces, the e-charging stations, the extremely convenient location with public transport connections on the doorstep and the excellent infrastructure. Local amenities, schools and the Westfield Donau center are all within walking distance of Attemsgarten.

Few apartments still available
Of the total of 240 residential units, 19 apartments with living spaces between 45 and 72 m² and a spacious 5-room maisonette with 115 m² are currently still available. When purchasing an apartment, ZIMA now offers buyers additional security with the ZIMA value guarantee. This resale right at the purchase price can optionally be exercised three years after the purchase of an apartment. Thomas Thaler explains: "We are currently seeing a great deal of uncertainty on the real estate market. The reasons for this can be partly attributed to the rise in inflation and the more difficult financing of real estate loans. However, too little attention is being paid to this: Investing in your own four walls is still the best way to provide for the future. Particularly in view of the continuing rise in rents, this investment pays off. We are convinced of this, which is why we also offer the ZIMA value guarantee."
