Innsbruck/Aschau, February 26, 2024 – Last Friday, amid sleet, the groundbreaking ceremony for the ZIMA new construction project "Bräufeld Z'aschau" took place on the property in the Mitterdorf district of the The new building, with an investment volume of EUR 25 million, skillfully combines a variety of usage levels: In addition to 39 high-quality 1- to 4-room apartments, the approximately 6,390 m² of commercial space will be used for a variety of purposes. The ZIMA team led by Managing Director Alexander Wolf welcomed Mayor Andreas Egger and the municipal team Mario Gruber, Walter Schiestl, and Daniela Putz. In addition to other representatives of the municipality of Aschau, numerous project participants, residents, and neighbors were also in attendance, including architect Günther Gasteiner and the planning and construction companies involved, such as Sebastian Thaler (Engl-Erdbewegungen) and Günther Ampferer (IFS ZT). By the end of 2025, a multi-story new building made of high-quality construction materials, featuring a sustainable energy concept and offering a variety of uses, is to be constructed in the heart of the Zillertal Alps. In doing so, ZIMA is fulfilling the wish of the municipality of Aschau to provide not only dream homes but also commercial space. The goal of using land resources sustainably and sparingly will be taken into account during implementation.

"The planning of this project was the result of dedicated collaboration between our team and the community, with a great deal of passion and commitment. We were able to convince them with our concept, and we are grateful for the trust they placed in us to implement the project. With a solid foundation in preliminary development, we are now moving full steam ahead to complete construction as planned by the end of 2025," said Alexander Wolf, Managing Director of ZIMA Tyrol. "As a Tyrolean project operator, local value creation in construction projects is of great importance to us. The involvement of various contractors in Tyrol significantly to this. Living and shopping
A total of 39 diverse residential units with 1 to 4 rooms will be built on the upper floors of the modern building complex. Each apartment will have a balcony, terrace, or garden area. A total of 117 parking spaces, 42 of which are in the underground garage, will enable individual mobility even beyond the town limits and smooth access to local amenities in the building. A pharmacy, an MPreis supermarket, and a bakery will be located in the modern commercial space on the shared ground floor. Two further commercial spaces measuring around 150 m² and around 80 m² are currently still available for rent. Residents will therefore benefit from a variety of shopping options in their own building. Thanks to the elevator in each residential building, purchases can be conveniently transported to the apartment – the barrier-free design of the complex also meets all requirements for senior living.

Sustainability and ecological thinking
The new building is heated using a groundwater heat pump and supporting photovoltaic systems on the roofs. Another ecologically valuable contribution is the revitalization of the "Gießen" pond, which is located on the property. Together with the local authority, ZIMA is tackling the task of creating larger areas of water here and re-establishing the valuable habitat for flora and fauna.
