Start of construction for ZIMA residential quarter
with lots of green space in Haar
In Haar near Munich, a special residential quarter for living, working and enjoying is being built directly opposite the listed Art Nouveau park. A four-part building ensemble is planned, in which around 85 residential units with different apartment sizes between 1 and 5 rooms will be located in three buildings by the end of 2024, with high-quality fittings and private open spaces in the form of gardens, terraces and balconies. The units are both privately financed and designed according to the Haar model. Spacious commercial and office areas in the fourth building as well as a thoughtfully planned inner courtyard with quiet zones complete the residential concept. "After intensive and constructive cooperation with the responsible committees in the municipality, we have succeeded in creating a harmonious residential quarter with plenty of green space and quality of life, coupled with an ideal infrastructure with perfect transport links - this makes the Annelies Quartier in Haar unique," says Florian Scholze, Managing Director of ZIMA Immobilienentwicklung GmbH, based in Grünwald. "With innovative approaches towards mobility and green space management, a good mix of apartments and the commercial unit, we have succeeded in integrating the ensemble harmoniously into the existing development and the pathways," says Mayor Dr. Andreas Bukowski.
Enjoyable living in the countryside
The clever arrangement of the four buildings and the orientation of the apartments create quiet retreats and spacious communal areas, surrounded by traffic-free path networks. The landscaped inner courtyard at the heart of the neighborhood offers recreation for residents. With a shared playground for children, the community concept is not neglected either. Particularly practical: the sunken passageway in the inner courtyard provides the ideal space for bicycle parking and leads directly into the underground garage.
A spacious green area is being created in the south-west of the project. Well thought-out planning will create a biotope in this area, fed by the rainwater drained from the residential complex, among other things. Nature can flourish here: various hiding places and hibernation sites will be created, especially for insects, amphibians and small mammals. Native shrubs and trees complement the planting concept.
In-house restaurant & café
Building C on the street side offers the ideal location for commercial and office space as well as retail space for a local supplier. A café and a restaurant with an outdoor seating area will also be created.
Up-and-coming, family-friendly community
When it comes to infrastructure and local amenities, Haar offers everything you need for life: supermarket, doctor, chemist - everything is within easy reach of Annelies Quartier. For the little ones, there are kindergartens, primary and secondary schools and the Ernst-Mach-Gymnasium on site. The proximity to Riemer Park with its bathing lake contributes to Haar's extensive range of leisure activities.
The transport links are almost perfect thanks to the ideal accessibility of the A99 and the S-Bahn lines (S4/S6) with connections to Munich city center. Munich's Marienplatz can be reached in just 20 minutes by S-Bahn. The airport can also be reached by car in half an hour. The Alps and the Upper Bavarian lakes are within easy reach for a day trip.
