Planning for the first major projects was already well advanced when the Vienna office opened, and preparations for the "Kirschblüte" new-build project in Kirschblütenpark in the 22nd district were particularly successful. The vision of the team led by Managing Director Erwin Brauchart and Site Manager Thomas Thaler was clear: ZIMA Vienna should play a key role in shaping the growth of the city of Vienna with attractive residential construction projects.
First project in Vienna: Kirschblüte - at home in the park
In October 2021, around two years after the start of construction, ZIMA Vienna celebrated the successful completion of its first major project in the capital. With the Kirschblüte residential quarter in the 22nd district, a total of 370 apartments were built on an 11,000 m² site in a three-part building ensemble. Almost simultaneously with completion, all apartments in the project were sold. The Kirschblüte comprises a usable area of over 24,700 m², a commercial premises, 230 underground parking spaces and a 600 m² kindergarten and scores points for its excellent infrastructure and optimal public transport connections. The entire project phase was characterized by passion, handshake quality and professionalism of all project participants - from the start of construction in September 2019 to the special topping-out ceremony in times of Corona in August 2020 to the timely handover of building component 1 to the investor.
Kirschblüte component 1 - sold in its entirety to investor
The street-side section of the Kirschblüte new-build project was successfully completed in July 2021 and handed over to the renowned AURIS Immo Solutions GmbH. This marked the completion of a project by the "Sustainable Real Estate Fund Austria" in the prosperous Danube city. The new klimaaktiv silver-certified building at Donaufelder Strasse 164 comprises 126 residential units, the aforementioned kindergarten and the commercial premises with a total area of 7,000 m².

Latest project: Attemsgarten - green living near the Donauzentrum
ZIMA Vienna has reached another milestone with the completion of the Attemsgarten residential quarter at Attemsgasse 44 at the end of 2023. The project comprises three buildings with a total of 240 residential units in the 22nd district, which were handed over to the new owners on time. The Attemsgarten focuses on urban gardening with prefabricated plant troughs on balconies and terraces as well as roof gardens that serve as a meeting point for the building community. Residents also have access to a 100 m² fitness and yoga area. Awarded klimaaktiv Gold, the quarter scores points with photovoltaic systems, over 450 bicycle parking spaces, e-charging stations and an excellent infrastructure.

Attemsgasse 42 - New building project with ÖSW
Together with Österreichisches Siedlungswerk (ÖSW AG), ZIMA Vienna developed a residential project with 96 subsidized rental apartments, 28 parking spaces and three commercial spaces on a total usable area of 4,680 m² directly adjacent to the innovative Attemsgarten urban quarter. The project at Attemsgasse 42 in Vienna-Donaustadt was completed in spring 2024 and offers optimal infrastructure with direct subway connections and numerous shopping facilities. With the housing subsidy model, the City of Vienna is creating high-quality, needs-oriented and environmentally friendly living space with affordable rents.

Impressive utilization rate
There are currently still a few 2-room apartments for sale in the Attemsgarten project. With a realization rate of 94% on completion, ZIMA Vienna is particularly satisfied in view of the current market environment. The successful realization of these projects strengthens the trust of partners and customers in ZIMA Vienna as a reliable residential developer, especially in the current turbulent times. With a project pipeline of over 50,000 m² of land, the location continues to pursue its strategy of acting as a real estate developer of high-quality, sustainable and affordable housing.
